Check-in & check-out
- Check-in: 4:00 PM
- Check-out: 11:00 AM
- Self check-in via smart lock — code texted the day before arrival
- Early check-in / late check-out: possible between stays, ask in advance
Minimum stay
- Most weekends: 2-night minimum
- Holiday weekends & peak season: 3-night minimum
- Major holidays (Thanksgiving, Christmas, NYE): 4-night minimum
Cancellation
Cancellation follows the Airbnb policy set on the listing at the time of booking. Full refund windows, partial-refund tiers, and non-refundable dates are displayed during checkout on Airbnb.
For multi-night cancellations with advance notice, reach out directly — we're reasonable people, and if the dates rebook, we can often work something out that keeps both sides whole.
Pet policy
- Dogs welcome, no size limit
- One-time pet fee per stay (not per pet), shown at checkout
- Fenced area on the property for off-leash time
- We ask that dogs be crated when unattended
- Please pick up after your dogs on the property
- No cats (the cabin has had past guests with severe cat allergies)
House rules
- No smoking indoors. Smoking OK on the covered porch with the provided ashtray.
- No parties. Family/friends gatherings up to the 12-guest sleeping capacity are fine. Commercial events, weddings, or large parties require advance permission.
- Quiet hours 10 PM – 7 AM out of courtesy to neighboring properties. Music audible past the property line is too loud.
- No RVs, additional tents, or outside vehicles on the grounds without arrangement.
- Hot tub: shower before use, no glass near the tub, pets stay out of the tub.
- Fire pit: attended only, fully extinguished before bed or leaving the property.
Damage & deposits
A damage deposit (or AirCover protection, via Airbnb) applies to every stay. Ordinary wear-and-tear is expected and not charged. Significant damage (broken TVs, large stains, unreturned items) is charged against the deposit.
Max occupancy
12 guests. This is a hard limit — not 12 adults plus toddlers, not 12 plus overnight drop-ins. If you need more space, ask; we may be able to point you at partner cabins nearby.
Age restriction
Primary booker must be 25 or older and must be staying at the property. We don't rent to guests under 25 booking on behalf of other groups.
