Why book direct — the honest version.

There's a lot of hype around "book direct." Here's the actual difference, no inflated math.

The short version

Most Broken Bow cabins are managed by property management companies. The company lists the cabin, handles bookings, coordinates cleanings, and takes a cut — typically 20-35% of the nightly rate plus service fees. What you pay as a guest is similar either way; the difference is mostly who gets the money and how responsive they are when something needs attention.

When you book direct — Airbnb listing handled by the owner, which is our setup — the operational cut that would have gone to a management company stays with the cabin owner. That changes how the owner thinks about upkeep, how fast they reply, and what they do when something breaks.

Where the fees actually go

Management-company cabin (typical)

  • Nightly rate: set by the management company algorithm
  • Cleaning fee: company keeps a share, cleaner gets a share
  • Resort / amenity fees: sometimes added (ask before booking)
  • Service fees: OTA platform (Airbnb / VRBO) takes a cut
  • Management cut: 20-35% of nightly rate goes to the management company

Direct booking (how we operate)

  • Nightly rate: set by the owner (Chris)
  • Cleaning fee: goes to the cleaner (we use a local cleaning team)
  • Resort / amenity fees: none
  • Airbnb service fee: still applies (Airbnb takes a cut — unavoidable)
  • Management cut: none
  • Owner payout: nightly rate minus cleaning and the Airbnb service fee

What this means for you as a guest

Faster, more personal response

Management companies route guest messages through a support queue. On a busy weekend, response time is 6-24 hours. Booking direct, you message Chris — responses are typically within a few hours, often same-day.

Real accountability when something breaks

When a hot tub breaks, or a TV stops working, or you need a late check-out — a management company delegates that to the next available contractor on a list. The owner books direct and handles it himself (or gets his own trusted local on site). Faster fix, more care.

Consistent pricing

Management-company pricing is algorithmic and changes daily, sometimes multiple times a day. Owner-direct pricing tends to be more stable. Still dynamic on Airbnb — that's the platform — but with less aggressive surge pricing.

No hidden fees

Some management companies tack on "resort fees," "amenity fees," or "pool heating fees" after you click Book. We don't. What's on the Airbnb listing at checkout is what you pay.

Why we still list on Airbnb (not a standalone booking site)

Honest reason: Airbnb is where 80% of our guests book. Guests trust the Airbnb checkout flow, the review system, and the payment protections. We chose to be an owner-operated listing on Airbnb rather than running our own booking engine. You still get the owner-direct experience; the infrastructure just rides on Airbnb.

How to make sure you're booking direct

  • Use our Airbnb listing — that's the owner's listing, not a management company re-listing
  • Look for Chris's name on the host profile (not a company name)
  • Message through Airbnb before you book if you want to confirm you're talking to the owner
